We closed yesterday morning on a 3bed/2bath Orchid model floor plan in DR Horton’s wildly popular new home development, Pualani Estates!

My client is a close friend who I’ve known since I was probably about 11 years old, and to see him get into his own, BRAND NEW home, was absolutely fantastic. There may not be a better feeling in real estate than getting a first time home buyer into their first home!

The home was financed through DHI Mortage, the developer’s on site lender. One of the benefits of using DHI Mortgage is the closing cost credit, generally in the thousands of dollars that is offered to Buyers who finance through DHI! This greatly reduces, if not eliminates completely, any closing costs a Buyer would usually be responsible for paying.

Homes in Pualani Estates are great offerings for a variety of reasons. 1.The pricing! These new homes are offered in the mid-high $300,000 price point!  2. The developer offers a 10 year builder warranty. 3. Homes are upgrade & customize friendly! Owners can include central air conditioning, stainless steel appliances, extended lanai  and landscaping options.

One of biggest draws is the location of Pualani Estates. Homeowners are minutes away from beaches, goods and services, along with a variety of island activities.

New homes in Pualani Estates are SELLING extremely quickly. This home, and another home in the subdivision I have in escrow currently, were put into escrow long before the house was finished being built. The developer can’t build the homes quick enough to keep up with the market demand!

This is the fourth Pualani Estates home I have SOLD, with another in escrow, on schedule to close in May. I have represented a variety of Buyers & Sellers in the subdivision, and know the development quite well. More recently, I have closed a Melia model, Pualani Estates short sale on Haku Mele Street, and a Makana model on Hoomama Street.

Kailua Kona Real Estate: Winter, Our Busy Season Has Arrived!

The Kailua Kona real estate winter season has officially arrived! Our lovely town is full of visitors from all over the world out enjoying the sun and sea.

Historically, December through February are our busiest real estate months, and this year has already been rocking and rolling!

New Year’s Eve I received an email from a Buyer interested in a Holualoa property. After coming into my office and discussing their wants and needs, the luxury condo route seemed like a better fit. We spent some time in the Mauna Lani area, and found them the perfect unit in the Golf Villas at Mauna Lani! We are currently in escrow, with an early March close date.

This past Friday morning, a buyer called in to view my listing on Mahilani Drive. I showed the home, and they expressed interest. The couple also had interest in the homes offered in Pualani Estates. So off we went to view that development  They fell in love instantly, and wanted to make an offer straight away. Wanting to make sure these buyers were well informed and had all the information they needed to make a strong offer, I suggested we take a lunch break, then adjourn to my office for a look at the comparables and current market pricing. We did all of this, and within a few hours submitted an offer to the developer. We came to terms the next day!

Last, but certainly not least….my Mahilani Drive listing, which has had tremendous interest since the day we hit the market,  we put into escrow yesterday! My Sellers are over the moon, and the soon to be owners are getting a wonderful home with fantastic views & potential!

Pualani Estates Short Sale- SOLD!

I was the listing agent of this property, and am very happy to say it was a relatively smooth short sale transaction. Once the file got moving, we zipped right along!

Pualani Estates is an extremely popular subdivision here in Kona. With the developer now in the third phase of their building, we see homes that sold in the first two phases (272 homes) hitting the resale market and going into escrow very quickly.

The homes are typically priced very well, with short sale and bank owned properties being the majority of the resale inventory.
