Buying Luxury Real Estate In Hawaii: What Price Do I Offer?

Many Buyers have been in this situation. You have studied properties online for months. You have researched and compared listings as they’ve gone into escrow and then closed. After previewing a variety of properties in person, you have narrowed it down and one property has made it to the top of your list! GREAT. Now the question is, what price do you offer the Seller?

Is the Seller overly optimistic in their list price? Will paying full price make you less of a Buyer?  If you miss out on this property due to a low offer, will you regret it later? Are there multiple Buyers making offers on the property?

Hawaii Luxury Real Estate: Jumbo Loans and Current Rates

As Buyer’s continue to take advantage of great pricing on some of West Hawaii’s luxury options, a variety of lenders are coming forward with attractive financing options.

I wanted to share a snapshot of current rates with my readers in Hawaii’s luxury market so they can get an idea of how attractive rates are right now!

In Hawaii, A “jumbo loan” is made on a property where a Buyer is obtaining a mortgage of more than $625,500. To be clear, this isn’t a purchase price of over $625,500, this is a loan amount of over $625,500.

As confirmed with an on island lender I work with earlier this morning, purchased as a second home, 20% down and loan amount up to $1,000,000 rates below are applicable. Higher loan amounts are available, at slightly higher rates/amount required down.

4.25% – No Points – APR 4.098%

4.125% – 0.50 Point – APR 4.182%

4.00% – 1.00 Point – APR 4.265%

As you can see, these rates are fantastic! They mirror and almost beat current conforming loan amounts.

An important point to remember while shopping for your mortgage – is how you get your loan.

If you walk into the “Bank of Kona” – they may agree to give you a loan, on their terms and pricing. They may be offering specials, or rebates to sweeten the deal. They are however, selling you their product.  A mortgage broker works for you, the client, to get the best rate available, out of a wide variety of potential lenders. There is certainly the possibility that you may find a better rate and terms offered via this route.

I work with a variety of on island lenders who are available to discuss options and lending scenarios that best fit each purchaser’s need.

Kailua Kona Real Estate: Foreclosure SOLD In Iolani

I recently closed on my foreclosure listing in Kailua Kona, located in the prestigious Iolani subdivision.

Iolani is an established subdivision with fine homes where owners enjoy superb ocean views at a fantastic elevation averaging 750ft above sea level.

This transaction was an exciting ride and I thought my readers would enjoying sharing the experience!

Typically, properties listed in this location range in price from $800,000 <,  however, due to the repair work that was needed and the design of the home that was somewhat unusual – we listed the property at $785,000.

We hit the market and it was off to the races. I had multiple offers presented within days of going “live” we went under contract, only to have that Buyer back out before physically visiting the home. Back on market – round two of multiple offers coming in, and finally, an executed contract. Back into escrow we went!

To make the process more exciting the Buyers needed to sell their own home, located in Kona to make the Iolani purchase happen. As this is a large contingency, typically Sellers do not want to extend this courtesy to a Buyer. The Buyers were certain of the fact that they could sell their home in the agreed upon time and provided the assurances my Seller was looking for.

After the typical escrow period, where the Buyer was in fact able to Sell their home – we closed!

The moral of this story is: You just never know in real estate. I couldn’t have been more surprised when my Seller agreed to accept the Buyer’s purchase subject-to contingency!
